Portland Oregon - Good Fundamentals

Whether it's the stock market or the housing market in times of flat or declining returns the choice of where to invest always returns to fundamentals. Shifting demographics over the past decade make it clear that retiring baby boomers and families have voted with their feet and are moving in ever increasing numbers to the Pacific Northwest.

Relatively late in jumping on the housing boom, the Northwest offers affordability, quality of life, low crime, good schools and pain-free commutes. South Waterfront is a massive multi-billion dollar project that, when finished, will function as Portland's health management area as well as the site of several luxury condominium towers. The architecture relies on local firms that have made an international splash in their innovative use of greenspace in a high density urban setting. While the pace of condominium sales have slowed from a one month occupancy to closer to five months, there has not been the decline in prices evidenced elsewhere throughout the country. Considering that condominiums are the principal form of housing in Portland, it seems the town continues to buck the trends.

The Pearl District and the Brewery Blocks condo-conversion trend of the 1990s put into motion a smart-growth plan determined to maximize green space in town as well as controlling the sprawl outside. Condominiums were the perfect answer. From conversions to architect designed towers, Portland's secret is in how it manages to provide something in nearly every price bracket. With the current glut of housing available now is the perfect opportunity to negotiate a Portland condo.

Another reason to choose Portland for your investment is the lack of sales tax. Oregon has long been the destination for those in neighboring states to shop and with Portland's upscale shopping the savings form a built- in discount.

But the best reason for choosing Portland is that it is hard to have a bad time there. The restaurants are fun, the beer is superior, the clubs have something for everyone, the support of art gives the town a fun atmosphere. Portland has all the right fundamentals!
