A Condo With a Pool Keeps a City Buyer Cool

With summer temperatures averaging in the low-to-mid 80s, Chicagoans relish spending their days relaxing by a pool or playing at the beach. However, trying to find parking at the pool or a sandy spot on the beach for your blanket can put a damper on summer fun. Luckily for buyers at many of the city's new-construction condominiums, these headaches can be avoided altogether. A day at the pool is just an elevator ride away.

For example, at Ten East Delaware, a luxury boutique building currently under construction in the Gold Coast, buyers will enjoy immediate access to The Ten Club, a private retreat that features a rooftop swimming pool and sundeck.

"Ten East Delaware's 35th-floor amenity deck is completely hidden from public view, which makes it one of the city's most luxurious places to relax," said Michael W. Reschke, CEO and chairman of The Prime Group, Inc., developer of Ten East Delaware. "The Ten Club's pool and sundeck have been points of attraction for both our suburban empty-nesters and single buyers. They value having a private pool area to unwind and entertain, and love not having to maintain it themselves."

One of the Gold Coast's few new-construction high rises, Ten East Delaware is the only one in the neighborhood with a rooftop pool and sundeck. While using the pool, residents can also enjoy a la carte services from the adjacent Talbott Hotel, which will allow them to order meals and dine al fresco at one of the poolside tables.

The Ten Club also boasts a private dining facility for social gatherings; a state-of-the-art fitness center; rooftop garden; and an outdoor fireplace.

Designed by Lucien Lagrange, Ten East Delaware's classic Old World European architecture evokes the elegance of a boutique hotel. Nearly 60 percent sold, Ten East Delaware offers one-, two- and three-bedroom floor plans ranging from 845 to 3,095 square feet. Residences include 1½ to 3½ baths; 9- to 10-foot ceilings; and oversized balconies. Prices range from $550,000 to $2.6 million. Climate-controlled, indoor parking is available starting from $65,000.

At R+D659, a contemporary 15-story condominium building at Randolph and Desplaines in the West Loop, residents can dive into a built-in social scene at Club R+D659, the community's amenities floor. According to Gavin Stein, vice president of Mesirow Financial Real Estate, Inc., the developer, the building's resort-style pool will be the summertime hub of Club R+D659.

"Like the West Loop itself, R+D's pool and will have an energy to it. A buzz about it," said Stein. "Whether cooling off with a dip after using the gym or hosting friends while catching some rays, it will be the neighborhood's latest see-and-be-seen hotspot."

The outdoor amenities at Club R+D659 also include a serene Japanese garden and landscaped sundeck, deluxe gas grill, umbrella tables with chairs for entertaining and a dog walk.

Additionally, the building features a fully equipped exercise room; a business center; a lounge with a plasma television, wet bar, media room and kitchenette; bicycle storage; and an entry lobby that will display stylish contemporary art and furniture.

R+D659 includes 237 condominiums with one-, one-plus-den, two- and three-bedroom floor plans. Condominiums measure from 608 to 1,230 square feet, and base prices range from the low $200,000s to the low $700,000s. A heated, underground parking garage offers 190 deeded spaces priced at $35,000 each.

Residents seeking loft-style living and poolside relaxation can find both at 2100, a new condominium community by Rokas International in the South Loop. The building combines 163 new-construction condominiums in a glass and concrete high rise with 42 timber-loft conversions in an adjoining midrise in one address. The outdoor landscaped deck on the seventh-floor features a swimming pool and hot tub. It is the only loft-style community in the city to feature a swimming pool.

"Most homebuyers who are looking for the vintage styling of true loft-living, like exposed brick and timber, have to sacrifice modern amenities like swimming pools, which can't be incorporated into a conversion," said Andrius Augunas, founder and principal of Chicago-based Rokas International. "Since 2100 combines the existing loft building with a new construction high rise, buyers in both sides of the building can unwind poolside during the long summer days."

Amenities at 2100 also include a 24-hour door person, state-of-the-art health and fitness center, a private media room, business center and conference room.

Sales have recently begun at 2100. One bedroom plans in 2100's high rise start from $199,900; two-bedroom homes begin in the low $300,000s; and three-bedroom floor plans begin at $529,900. The loft homes will be available in studios, starting from $189,000; one-bedroom layouts, base-priced from $199,900; and two-bedroom homes starting from $299,900.
